Pinehurst is a great area to work in. Not only do I live here myself but these are my people...my tribe.
So I am heavily invested in us being one of the top neighbourhoods in South Africa.
Part of this is to ensure that our properties sell at the price that it is worth.
We manage to sell this 200m2 house for R3 600 000

1. Sole Mandate

I did a valuation for my clients in February 2022. Although they were not ready to sell, it gave them an idea on the figures they could be working from.
A few months later, they had more clarity on their situation and decided to get the ball rolling. After doing an updated CMA (comparative market analysis), they signed a sole mandate with me. Not only did this mean that I could bring my sole mandate experience to the table, but I could also take on the overall communication and be a buffer for the family with the numerous agents that started bombarding them.
We discussed the clients’ timeframe and decided on a pricing strategy, taking various things pertaining to this family’s situation into consideration.
2. World Class media

After getting their house “show ready” we did the media first. Not only did we do world class photography , but we also created a video tour (which included drone footage) as well as a virtual tour (Matterport).
Not only did this mean the world for the algorithms of Property24, Private Property, Facebook, etc., but also our eventual purchaser was actually in Zanzibar at the time when the viewing went live.
He could get a proper look and feel of the house – even though being a few thousand kilometres away!
The power of great photography and additional videos taken and the bird’s eye view one gets courtesy of our drone – this magic triangle is a sure-fire way to success.
3. Marketing

As part of my sole mandate experience we started with my 17 Point Marketing Plan which includes sharing the listing with all the media on the following platforms:

- Organic Facebook page (5 000 followers)
- Paid Facebook advertisement campaign (generating 26 leads)

Pinehurst is one of the fastest growing areas in Durbanville.
